As your real estate portfolio grows, finding specific information quickly becomes a challenge. You might need to check which units in a specific city are vacant, or find all commercial properties that offer parking. The "Property and Unit Filters" in Seamless Tenants are designed to do the heavy lifting for you, turning a long list of data into a focused, actionable view.

In this article, we will explore how to use the search and filter tools to navigate your portfolio like a pro.

The Search Bar: Instant Access

At the top of your Property and Unit lists, you will find a prominent Search Bar. This is your fastest tool for direct navigation. You can type in:
- A specific Property Name (e.g., "Crystal Apartments")
- A Street Address or City
- A Unit Number

As you type, the list narrows down in real-time, allowing you to bypass manual scrolling and get straight to the details you need.

Filtering by Property Type and Usage

Not every task requires you to see your entire portfolio. Sometimes you only need to look at your residential assets or your multi-unit complexes. Using the Filter icon, you can segment your view by:
- Property Type: Switch between Single Unit and Multi-Unit views.
- Property Usage: Filter for Residential, Commercial, or Industrial properties.

This is particularly useful when you are performing high-level audits or preparing reports for specific segments of your business.

Status Filtering: Identifying Vacancies

The most common question a property manager asks is, "What is currently available?" The Status Filter is the answer. By filtering for "Vacant" units, you can instantly generate a list of every space that needs a cleaning, a new listing, or a showing. Conversely, filtering for "Occupied" units helps you focus on tenant management and rent collection.

Using Location Tags

For managers operating across different regions, Location Tags are a lifesaver. By tagging properties with specific regions or neighborhoods, you can filter your dashboard to show only the assets in a particular area. This helps you coordinate maintenance teams or showing agents more effectively by grouping tasks geographically.

The Benefit of a Clean View

The goal of filtering is to remove the "noise" so you can focus on the "signal." By mastering these tools, you reduce the time spent clicking through menus and increase the time spent making decisions. Whether you are dealing with an emergency at a specific address or planning your next acquisition, these filters ensure that the right information is always front and center.
