In property management, a picture really is worth a thousand words - and potentially thousands of dollars in rent. Your "Gallery" isn't just a place to store pretty photos; it is a visual record of your asset's condition, a marketing toolkit, and a reference guide for your maintenance team.
In this article, we will explore how to manage your unit images effectively within Seamless Tenants to ensure your property always looks its best.
1. The Role of the Property Gallery
Every unit in your portfolio has its own dedicated Gallery. You can access this by clicking the Pencil (Edit) Icon on a property and selecting the Gallery tab.
This space serves three main purposes:
- Marketing Excellence: High-quality photos of a clean, well-lit unit are the fastest way to attract high-quality tenants. By storing these "hero shots" directly in the unit profile, you have them ready to share at a moment's notice.
- Move-In/Move-Out Documentation: Taking photos during a walkthrough is the best way to prevent security deposit disputes. Storing these "Condition Records" in the gallery creates a timestamped digital trail of the unit's state before and after a tenancy.
- Maintenance Reference: If a tenant reports a broken cabinet, having a photo of the kitchen layout helps your contractor know exactly what tools or parts to bring before they even arrive on-site.
2. Adding and Uploading Images
Adding photos to your unit is as simple as "drag and drop."
- High Resolution Matters: We recommend uploading clear, high-resolution images. Whether they are professional shots or clear photos from your smartphone, quality matters when showcasing your units.
- Bulk Uploads: You don't have to upload photos one by one. You can select multiple files at once to populate your gallery in seconds.
3. Organizing Your Visual Assets
Once your photos are uploaded, you can manage them to ensure the best ones are front and center.
- Edit and Caption: You can add descriptions or titles to your images (e.g., "Master Bedroom - North View"). This helps distinguish between similar-looking rooms in a large multi-unit complex.
- Set as Primary: Choose your best photo to be the "Cover Image." This is the photo that will appear on the property card in your main dashboard, giving you an instant visual cue of which unit you are looking at.
4. Deleting and Updating Photos
Styles change, and so do your units. If you’ve recently renovated a kitchen or replaced old carpeting, your old photos are now "outdated data."
- Removing Old Images: Use the Trash Icon on individual images to remove them. This keeps your gallery clutter-free and ensures that anyone looking at the record sees the current reality of the space.
- Continuous Updates: We recommend refreshing your gallery at the end of every lease cycle. It only takes a few minutes, but it ensures your records are always "market-ready."
