If a property were a person, the Property Details section would be its identity card. It’s the "who, what, and where" of your real estate assets. While it might seem like standard data entry, these details are the invisible threads that tie your maintenance requests, tax reports, and tenant leases together.

In this article, we’ll dive into the specific fields within the Property Details section and explain why getting these "small" details right has a huge impact on your daily operations.
1. The Anchor: Property Address. The address is more than just a place on a map; it is the primary key for your entire database. In Seamless Tenants, we’ve broken the address down into specific fields- City, State, Country, and Zip Code - using organized dropdowns.
  • Why the detail matters: By using structured fields instead of a single text box, the system can generate accurate location-based reports.
  • Operational Efficiency: When a maintenance worker is dispatched or a showing is scheduled, the system pulls this exact data. High-accuracy address entry ensures no one ends up at "123 Main St." in the wrong town.
2. The DNA: Property Type and Usage This is perhaps the most important strategic choice you make when setting up a record.
  • Property Type (Single vs. Multi-Unit): This selection acts as a "fork in the road." A Single Unit is a straightforward, one-lease asset (like a detached house). A Multi-Unit (like an apartment complex) signals to the system that there are nested "Units" within this one master property. Choosing correctly here ensures your "House Details" tab behaves exactly how you expect it to.
  • Property Usage: Categorizing an asset as Residential, Commercial, or Industrial dictates how the system treats its financial logic. Commercial leases often have different tax implications and fee structures compared to residential ones. Tagging this early keeps your high-level portfolio analytics clean.
3. The Technical Specs: Plot Size (sqft)On the "Add Property" screen, you’ll see a field for Plot Size measured in square feet. While it might feel optional, entering the square footage is a secret weapon for property managers.
  • Maintenance Math: Need to know how much paint to buy for a hallway or how much mulch for the yard? Having the plot size on record saves you from driving out to the property with a tape measure.
  • Valuation: If you decide to sell or refinance, having the exact square footage ready for an appraiser or agent makes you look and act - like a pro.
4. The Marketing Edge: Amenities and Features The Select Amenities dropdown is where you add the "flavor" to your property record. From "Swimming Pool" and "Gym" to "Parking" and "Playgrounds," these tags serve two purposes:
  • Instant Reference: When a prospect calls and asks, "Do you have any properties with a pool?" you don't have to rely on memory. You can filter your properties list by amenity in seconds.
  • Visual Snapshot: On your property cards, these amenities appear as easy-to-read badges, giving you a visual summary of the value each asset provides.
The Bottom Line Accuracy in the Property Details section is an investment in your future self. When your addresses are precise, your types are categorized, and your amenities are tagged, the rest of the software—from search filters to financial reports - functions with surgical precision.
